GENERAL CONDITIONS

1. Introduction: The general conditions mentioned constitute an integral part of the tourist rental contract stipulated between you and VIAJES TURISDENIA, S.L. (hereinafter the company) with address at Calle Gonzalo Ortolá, 12 – 03760 Ondara (Alicante) with CIF B53133542. The company is registered in the Alicante Mercantile Registry Volume 1,950, Folio 218, SEC. 8, Sheet A-39492, Inscription 1st. Tourist rental company officially registered: CV-m492-A
2. Conditions of hiring and payment: reservations can be made through the internet, by phone or by email. You will receive a confirmation by email as soon as possible.

   To confirm your reservation request you must make the agreed advance payment, generally (except for some accommodations that indicate other conditions):

   1st payment: 20%, upon confirmation of the reservation, if payment is not received within a maximum of 7 days from its confirmation, the pre-reservation will be canceled without prior notice.

   2nd payment: 30% 45 days before arrival.

   3rd payment: rest 30 days before arrival.

   These are the general payment conditions for most accommodations, only some accommodations with large capacity (from 5 bedrooms) have different conditions, in which case they will be specified in the conditions of said accommodation.

   The form of payment will be by bank transfer to the account indicated in the reservation confirmation, bank card or through the payment gateway on the website.

   Services.- Included: electricity, water, gas, initial and final cleaning, sheets and towels, pool and garden maintenance during the stay and VAT tax are generally included.

   Extras/Services not included: extra bed, cot, high chair, Wi-Fi, pet (only if it is accepted in the accommodation) and additional cleaning during the stay if desired.

   Deposit / Reservation deposits: a deposit will be delivered, the amount of which will be indicated in the contract, before entering the accommodation, which will be returned in full once the house has been reviewed after departure, as long as no damage has occurred in accommodation.Cancellation:

5. FREE CANCELLATION up to 30 days before arrival, from 29 to 0 days or No Show penalty of 100% of the rent.

   This is the general cancellation policy for most accommodations, only some accommodations with large capacity (from 5 bedrooms) have a different cancellation policy, in which case they will be specified in the conditions of said accommodation.

   Conditions of use and occupation: before entering the accommodation all the people who are going to occupy the house are obliged to carry out the identification process by providing their full name and their ID or passport number, VIAJES TURISDENIA S.L. will inform you about the check-in process a few days before your arrival.

   The number of people authorized in the reservation will be respected and in the case of occupying the accommodation by a number of people greater than the allowed capacity, the company reserves the right to cancel the rental contract immediately as well as take the pertinent legal actions. The celebration of parties or events in the accommodations are not allowed without the prior written permission of the company. Failure to comply with the basic rules of coexistence such as noise or excessive music that involves a claim by neighbors or the authorities may lead to the immediate cancellation of the contract. In any of these cases VIAJES TURISDENIA, S.L. will not return the rental amount paid by the client or the corresponding deposit.

   Pets are not allowed in many of the accommodations, so it is necessary to communicate it at the time of making the reservation and with the express authorization of the company, in case of breaching this rule the company reserves the right to cancel the contract immediately as well as retaining the deposit if the animal had caused damage to the home, dirt or any other type of damage.

   On the day of departure, the accommodation must be left in good condition, clean and tidy and check that all appliances as well as the lights and air conditioning are turned off and the doors and windows are closed. Garbage must be deposited in the nearest municipal containers, not being allowed to be left in the accommodation.

   Failure to comply with any of these requirements could result in charges on part or all of the deposit deposited in VIAJES TURISDENIA S.L.

7.  

   Reception and collection of keys: in high season the keys will be handed over from Monday to Saturday between 4:00 p.m. and 7:00 p.m., generally at the address of our offices indicated in the contract, depending on the municipality in which the accommodation is located. In low season from Monday to Friday at the same time and on Saturdays in the electronic mailbox, contact if you arrive on Saturday as well as to communicate the expected time of arrival since on these dates the time of entry can be adjusted if the accommodation allows it.

   Arrival after hours: you will have to pay the total amount of the reservation in advance. If you cannot adjust to office hours, you should contact VIAJES TURISDENIA, S.L. to organize the delivery of the keys, otherwise the client will bear the occasional expenses that could occur such as transport costs, overnight stays in a hotel, etc. .. without the client having any right to claim for that reason.

   Check out time is at 10.00. If you want to extend your stay, you must request it at our office and wait for its acceptance.

8.  

   About the excluded responsibilities: in the event that events occur that could disturb the client's stay such as power cuts, water cuts, or noise and breakdowns due to works in the surroundings of the contracted accommodation, VIAJES TURISDENIA, S.L. does not assume any responsibility for dealing with situations beyond his control.

   The price of the stay does not include any type of travel, theft, accident or civil liability insurance derived from the action of the client to other people or things, for which VIAJES TURISDENIA, S.L. is not responsible for any eventuality that could happen to the client inside or outside the rented accommodation.

9.  

   Modifications by the company: in the event that for unforeseen reasons and not attributable to the company, the accommodation could not be occupied, VIAJES TURISDENIA, S.L. will make available to the client another accommodation with equal or superior characteristics without reimbursement by either party.
10. Privacy policy

    VIAJES TURISDENIA, S.L. CIF/NIF B53133542 responsible for processing informs, in accordance with the provisions of REGULATION (EU) 2016/679 and Organic Law 3/2018 on data protection, that your personal data is processed for the purpose of:

    - Provide the contracted service

    - Invoice the contracted service

    - Comply with the legal obligations imposed on the activity.

    You can exercise your rights of access, rectification, limitation of treatment, deletion, portability and opposition to the treatment of your personal data as well as revoke the consents that in your case you have provided or obtain more information, directing your request to VIAJESBTB@BTB.ES - C/ GONZALO ORTOLÁ, Nº12, 03760, ONDARA (ALICANTE).

    -        The CLIENT accepts the terms and conditions when making the first payment of the reservation.
